| Here is some thing that is in the back of my mind this while now I have. A few acres out me back and I'd like to dig out a lake does any one know do you need planing for this type of project I'm not going to ask the council because they will try to screw money out if it some how. It's just a question maybe some one might have an idea | |

| Wants hidden from view Fcuk them , put up a few round bails and dig away but if your near a river or stream you might get into a bit of crap of the fisheries !!

| Plus I think anything under 8 acres is considered a pond and I doubt you need planning for a pond could be wrong tho !! | |

| I'd defo take the planning route... I think the fact that you are changing the flora and fauna of an area, it defo needs planning permission. And if you went to the hassle and expense and got rumbled, you would be pretty pissed off to have to fill it in again.
I am sure though that there are areas you could persue that would would take the pinch out of it. small enough as a garden feature ? couple of acres ? But you will have to do a fair bit of planning, not as easy as it looks.
I am no expert on these things but just a thought | |

| Can I build a pond, path, decking or landscaping works without permission? Yes. Provided that the ground level not be altered by more than 1 metre above or below the level of adjoining ground. Alteration of ground level to front of house is not permitted other than for landscaping.

| Cheers ill take all that on board. It's all farm land and the digging is no hassle we have cleared bigger sites off on sites over the years I reckon between 4 and 5 acres its what to do with the sub soil. Top soil can be spread across the other field that's no problem | |

you could always do a great escape job with it, in the pocket and shake it out down the local pub | |

Schedule 2 Part 1 lists all the developments which are exempt from planning permission so if the construction of a lake is not listed, then more than likely it will need planning permission.
I know a Planner and I'll ask him tomorrow if you want. He doesn't work in Louth so no worries there!!
Another way of doing it is to find out what other commercial waters have done. The likes of Toomans etc that have opened in recent years with newly dug lakes will surely be able to advise on what they did. http://www.toomanfisheries.com/ | |

| If its on farm land and its for personal use and wants it not on flood plains , in England anyways you dont need planning !! | |

| I would be interested in the outcome of this.
I have been planning to purchase 18 acres of farmland out the back of my house for a few years and put in a 5-6 acre lake with shower/ toilet block and maybe some log cabins as a business.
I have written to inland fisheries multiple times looking for info on planing, fishing rights, impact study on the adjoining stream which i planned to use as an overflow from themonk etc and never had a response back. Kind of shelved the idea for now when the land went up to 10k per acre which is insane for the quality of land (high clay content and floods easilly).
